Venice Bits

Thanks to passing tropical storm activity I am writing this at my office on a rainy afternoon.  We have fared very well here, far better than the residents on the Atlantic coast have endured. I wish them a quick recovery. In Venice the foliage and lawns are green and growing.

Sales in Venice during the summer  have been brisk, I can attest to that.   Usually a slow time of year.......not so.

Sales in Venice are in a pronounced upward trend. Below are the figures for home sales for Venice.

Year                                      2010                   2011

Total units                               75                     114

Median                             $149,900             $154,000

Average                           $175,021             $168,409

Volume                        $13,126,575          $19,198,626

Although financing is better available than last year, cash is king again with a 10% increase since 2010.

Condos in the past years have been a bit taboo with financing problems. I see banks, credit unions  and private lenders becoming  more assessable with the lending.  A Florida Association of Realtors report indicates condo sale prices  have increased up to 10% in our area for January through June of 2011. That increase may be caused from buyers, they  purchase a property to get their foot in the door,  not ready to retire, and instead lease their  properties collecting income.  They take advantage of their units for themselves, when the units are not occupied.  New owners take advantage of the reality  that Venice is in a rental shortage for both vacation and annual rentals.   Goes back  to supply and demand.
