It’s Warm, Sunny, with Tropical Breezes today in Venice, FL

January weather has been beautiful for 2009. The turquoise waters of the Gulf of Mexico with the gentle breezes make this another perfect day in Paradise.  The town is active with the arrival of many new and returning visitors. Libraries are full with visitors on the internet.   Many renters are finding they want their permanent place in the sun and we are already seeing an increased interest in real estate.  Buyers are purchasing now while it is affordable, with the intention of retiring in the next 3 to 5 years.   

Sales of residential homes and condominiums in Venice for 2008, were 1144 properties totaling $269,723,359, a decrease of 11% from the prior year.  Single homes totaled $216,279,499, a decrease from 2007 figures by 15%.  Condominiums sales totaled $53,443,860 an increase of 5% from 2007.  Hooray!  The average price per sale was $236,794.  Cash purchases led the way with 42%, conventional mortgages 38%, FHA 5%, VA 1% and others 14%.
